arms-length sales, by acreage band, so you can compare your hand-maintained land
schedule against what the market is paying. Every sale is time-adjusted before the
per-acre math.
Vacant-land sales are sparse and selection-biased. This is a schedule
aid for comparing your land table to the market — not a per-parcel valuation
(this is why a vacant AVM was abandoned). Bands with fewer than 5 sales show no
suggestion; bands under 15 sales are low-confidence.
